Company History
Founded by Herbert Scheuer and Michael Goldner, former executives of the renowned Aronov Realty, HomeCorp quickly established itself as a premier developer of luxury apartments and condominiums in the Southeast. After building a portfolio of over 15,000 units, which was later acquired by AIMCO, the founders returned to operate HomeCorp independently, driven by their entrepreneurial vision.
HomeCorp's evolution reflects our commitment to strategic expansion and expertise. Steve Coleman joined the team in 2005, establishing the HomeCorp Affordable division and bringing vital development experience. Former Partner, Jim Curtis, followed in 2006, contributing essential financing knowledge, while Tony Tate's arrival in 2007 added specialized HUD financing expertise.
The addition of Todd Kornblit in 2020 further strengthened our leadership team. In 2021, Steve, Tony, and Todd became partners, marking a significant milestone in HomeCorp's growth. Most recently, Bob Warren became a partner in 2025, enhancing our position as a leader in multifamily housing development and management across the Southeast.

Herbert M. Scheuer, Jr. CPM
A graduate of the University of Alabama with a Bachelor of Science degree in Economics and Finance and a graduate of Auburn University with a Master’s degree in Business Administration, Mr. Scheuer has been active in real estate management for over 35 years.
While serving as Senior Vice President with Aronov Realty Company, he was responsible for the multifamily division which included the management and marketing of over 11,000 apartment units throughout the Southeast, Southwest and Midwest. Additional responsibilities included the development of over 2,500 apartment and condominium units.
Mr. Scheuer is a founder of HomeCorp and HomeCorp Management. He served as President and CEO of the affiliated HomeCorp Management offices nationwide. HomeCorp grew to over 15,000 units. Homecorp was sold to AIMCO in 1996 and Mr. Scheuer was Senior Vice President of AIMCO until 1998 when he and Mike Goldner reestablished HomeCorp.
Mr. Scheuer is a past President of the Alabama Chapter of the Institute of Real Estate Management, a former Speaker for the Multi-Housing World Convention, and past Director of the Boys and Girls Club, past President of Temple Beth -Or, Standard Country Club, and is past president of the Jewish Federation of Central Alabama.
Mr. Scheuer and his wife, Esther, have four daughters and ten grandchildren and reside in Panama City Beach, FL.

Michael S. Goldner CPM
Mr. Goldner graduated from the University of Alabama with a Bachelor of Science degree in Marketing in May, 1967.
He began working for Aronov Realty Company in April, 1977 as a Regional Property Manager in Chicago and was responsible for the management of 1,819 units in the Chicago area. In 1978, Mr. Goldner moved to Montgomery as a Regional Property Manager for Aronov Realty Company and was responsible for property operations in Alabama, Arkansas, Tennessee, Florida, Louisiana and Texas. In 1979, he became Director of Property Management for Aronov and supervised management activities for Aronov’s multifamily division, and continued in this position until 1987.
In 1987, Mr. Goldner formed HomeCorp with Herbert Scheuer and Joel Kagan. While with HomeCorp, Mr. Goldner has been involved with the ownership and management of more than 70 properties, comprising over 15,000 units, and has been responsible for 500 employees spanning 11 states.
Mr. Goldner is a past President of IREM Chapter # 75 and received his Certified Property Management designation in November, 1980. He has served on the Board of Directors of the Young Men’s Christian Association and Standard Country Club.
Mr. Goldner and his wife Maxine have two children and two grandchildren and resides in Montgomery, Alabama.

Stephen G. Coleman, CPM
A 1980 graduate of the University of Georgia with a Bachelor of Business Administration degree in Accounting, Mr. Coleman has been involved in commercial and investment real estate sales, management, and development for more than 40 years.
From 2000 through 2006 he specialized in the acquisition and rehabilitation of older apartment communities. During that period, Mr. Coleman was the Developer or co-Developer of more than 1,700 units implementing various financing vehicles including Low Income Housing Tax Credits. In 2006 Mr. Coleman joined HomeCorp and has helped structure the financing of and served as Construction Manager for approximately 2,500 units.
Mr. Coleman is a past President of IREM Chapter# 75. He received his Certified Property Manager designation in 1991 and his Certified Commercial Investment Member designation in 1997. He has served as a past President of the Standard Country Club of Montgomery and Treasurer of the Jewish Federation of Central Alabama. He has served on the Boards of Directors of the Salvation Army, Kahl Montgomery, and Montgomery Jaycees.
Mr. Coleman is married to the former Susanne Broda, and they have six children and five grandchildren. They reside in Mexico Beach, Florida.

Tony E. Tate
Mr. Tate joined Homecorp in September 2007. He is a 1984 graduate of the University of Alabama in Huntsville with a Bachelor of Science Degree in Business Administration. He also holds a Master of Business Administration Degree from Samford University (1987).
Previously, Tony served as Vice President of the multifamily lending firm CWCapital working in various capacities including Senior Regional FHA Underwriter. His additional experience includes 4-years service as a Multi-Family Housing Representative with the U S Department of Housing and Urban Development. After leaving the Department, he was appointed to serve on the Housing and Urban Development Field Advisory Council.
Outside pursuits include biking and gym time and Tony serves as a Member of the Forsyth County Parks Foundation. Tony is married and resides with his wife Anita in Forsyth County Georgia located north of Atlanta.

Todd Kornblit
Todd Kornblit joined Homecorp in 2020. Todd is a serial entrepreneur and has been involved in marketing and real estate for 20 years. He is President of TEAM Marketing Group, Inc headquartered in Nashville, Tennessee with a presence throughout the United States and Puerto Rico.
In 2010, the Nashville Chamber of Commerce recognized TEAM as one of Nashville’s top 50 privately held companies, and Mr. Kornblit received the highest individual honor as the “Fearless Leader” which recognizes the top Executive amongst the top 50 companies.
Todd has owned, operated, and managed office buildings, single-family housing, and short-term rentals. He is transitioning into his role and will be involved with Homecorp marketing, development, and management.
Todd is a native of Houston, Texas. He graduated from the University of Kansas with a Bachelor of Science degree in Public Communication. He met his wife Jennifer at KU. They have 2 children and reside in Bradenton, Florida.

Robert (Bob) M. Warren, CCIM
Bob Warren joined HomeCorp in February, 2025 after retiring from Berkadia Commercial Mortgage, LLC, where he served as Senior Vice President and Head of FHA Underwriting. In his new role, he reunites with longtime colleagues Jim Curtis and Tony Tate, with whom he previously worked at CWCapital.
Mr. Warren brings over 29 years of experience in the mortgage banking industry, having played a key role in closing more than $29 billion in HUD, Fannie Mae, Freddie Mac, conventional, and bank loans. During his tenure at Berkadia—the largest multifamily lender in the U.S.—from 2016 to 2025, he was deeply involved in all aspects of the HUD lending process, working closely with HUD offices nationwide. Prior to that, he served as Chief Underwriter for Wells Fargo Multifamily Capital from 2009 to 2016. Notably, in 2012, he contributed to the financing of Coop City, a historic $621.5 million transaction that marked the largest FHA loan ever financed.
A respected industry thought leader, Mr. Warren has authored articles for regional publications and has been a frequent speaker and moderator at various industry conferences. He previously served as President of the Southeast Mortgage Advisory Council (SMAC), collaborating with HUD offices throughout the Southeast to enhance multifamily lending programs. Additionally, he has held leadership roles within the Mortgage Bankers Association (MBA), including Chairperson of the MBA FHA Insured Projects Committee and Vice Chair of the MBA Multifamily Council, where he worked closely with HUD to improve FHA-insured programs. He earned his Certified Commercial Investment Member (CCIM) designation in 1998.
Mr. Warren resides in Johns Creek, GA, with his wife and two younger children, both of whom have Prader-Willi Syndrome, a rare genetic disorder affecting approximately 1 in 15,000 people. In addition to his professional achievements, he is deeply committed to advocacy and currently serves as Treasurer of the Prader-Willi Syndrome Association of Georgia (PWSAGA).

Carmen Worley
Senior Vice President
Carmen Worley serves as Vice President of HomeCorp and our Watersound Management division, bringing over 35 years of multifamily expertise to her role.
Starting her career as a Leasing Consultant, Carmen developed comprehensive industry knowledge through positions including Marketing Director, Training Director, and Operations Specialist before joining HomeCorp as Regional Manager in 2011. Her proven ability to build high-performing teams and drive operational excellence has been instrumental in HomeCorp's continued growth and success. Carmen's passion for mentoring and developing talent has helped shape many successful careers within the organization.
She resides in Pensacola, Florida with her husband Jay, and treasures time with their two sons and two grandchildren.

Karen Boelig
Regional Manager
Karen Boelig serves as Regional Manager at HomeCorp, where her journey from Leasing Consultant to senior leadership exemplifies the power of talent and opportunity. Joining HomeCorp in 2011, Karen brought with her 10 years of judicial experience, along with a natural ability to connect with residents and lead teams. These qualities quickly set her apart, paving the way for her remarkable growth within the company.
Starting as a Leasing Consultant, Karen rapidly advanced to Community Manager roles at The Crossings at Nine Mile, SoundSide Apartments, and The Crossings at Milestone. In each position, she built thriving, resident-focused communities that showcased her commitment to service and excellence. Her exceptional leadership and dedication led to her promotion to Regional Manager in 2019, where she continues to drive success across multiple properties.
What truly sets Karen apart is her leadership style, grounded in mentorship, empathy, and collaboration. Her approachable, kind nature has become a cornerstone of her management approach, making her a trusted guide to both her teams and residents.
Karen’s story at HomeCorp is more than just a career progression – it is a testament to how dedication, authenticity, and a deep care for people shape both thriving communities and successful teams. Outside of work, Karen enjoys traveling and spending quality time with her husband and son.

Scott Peercy
Regional Maintenance Director
As Regional Maintenance Director for HomeCorp and Watersound Management, Scott Peercy brings 25 years of hands-on maintenance experience to our communities. He started in residential maintenance in 2000, moved into multifamily in 2008, and joined the HomeCorp team in 2015. Scott's strong organizational skills, attention to detail, and focus on customer service have helped build our maintenance program into what it is today.
When he's not making sure our communities run smoothly, Scott enjoys fishing and outdoor activities in Pensacola, Florida, where he lives with his wife and two step-children.

Julie Lankford
Director of Operations
With 39 years’ experience in multifamily housing industry, Julie Lankford currently serves as HomeCorp's Director of Operations, where she guides operational strategy and excellence across the portfolio. She is responsible for the existing systems and the implementation of new systems in the operational and management spectrum.
Julie’s property management career began in 1986 as an assistant property manager in Montgomery, Alabama, and includes 27 years with HomeCorp, where she has advanced through every operational role from property manager to regional leadership. She has been responsible for supervision and operations of properties in the southeast region in Alabama, Florida, Georgia, Louisiana, and Tennessee. Her portfolio has included new construction and lease up properties, section 8 and affordable housing, renovated properties, distressed properties, and properties in stabilized markets.
Julie has a BS in Business Administration from Auburn University and an Alabama Real Estate license. Known for her analytical mindset and problem-solving abilities, she brings expertise to operational systems, financial management, and marketing strategy. Her attention to detail and organizational skills have been instrumental in developing HomeCorp's operational best practices.
In her free time, Julie enjoys traveling, spending time with family and friends. She is married, and she and her husband have 5 grown children and 6 grandchildren.

Teresa Moseley
Accounting Manager
A cornerstone of HomeCorp's financial operations for 40 years, following Mike and Herbert from Aronov to help build HomeCorp from the ground up. Her versatile expertise spans property accounting and executive support, making her an invaluable part of the HomeCorp family. Based in Montgomery with a second home near Perdido Key, she brings warmth and dedication to every aspect of HomeCorp's financial management.

Liz Young
Accounting Manager
Liz Young has been with HomeCorp since 1989 serving in various roles as the company evolved. She came to HomeCorp from Chattanooga, TN where she was the Controller for a real estate development company. While she spent several of her years at HomeCorp in the role of Payroll Administrator/Human Resources, her passion for numbers brought her back to the role of her current position as Staff Accountant.
Liz attending the University of Alabama, has been married to her husband Beau for over 36 years and is an avid pickleball player.

Leslie Little
Payroll and AP Administrator
As HomeCorp's Payroll and Accounts Payable Administrator, Leslie Little leverages her extensive small business background to ensure smooth financial operations. Prior to joining HomeCorp five years ago, she managed accounting and payroll for 14 years at her family's wholesale and retail pecan business. Leslie's earlier career as a K-9 physical education teacher and volleyball coach developed leadership skills that complement her financial expertise. Based in Dadeville, Alabama, she enjoys spending time with her three children and pursuing her passions for travel and music.

Hollie Moring
Marketing & Training Coordinator
Hollie Moring serves as Marketing and Training Coordinator at HomeCorp, bringing over two decades of property management expertise and creative marketing innovation to our leadership team.
Since joining HomeCorp at Highland Hills in 2014, Hollie has masterfully balanced dual roles, excelling as Assistant Community Manager while simultaneously managing social media channels across the entire HomeCorp portfolio. Her natural eye for design and marketing has shaped everything from print materials and websites to outreach campaigns and resident events, helping build stronger communities throughout our properties.
What sets Hollie apart is her ability to see beyond traditional property management approaches. Her marketing strategies have consistently evolved with changing trends and technologies, while her deep understanding of resident retention has helped create lasting communities.
Before HomeCorp, Hollie spent over a decade honing her property management skills in various roles, each time expanding her marketing responsibilities thanks to her innovative approach and creative vision. Her path from leasing professional to marketing coordinator shows how following one's passion can lead to unexpected and rewarding career opportunities.
Hollie cherishes time with her son and she actively supports youth theater and arts programs. Her creative spirit extends beyond the office, reflecting the same passion for connection and community that makes her marketing strategies so effective.

JAMES F. (JIM) CURTIS
Jim Curtis joined HomeCorp in January 2006 after retiring from CWCapital where he held the position of Senior Vice President and Regional Manager. He has come full circle to rejoin Herbert Scheuer and Mike Goldner, with whom he was associated with at Aronov Realty, working on the development team, primarily handling site acquisition and financing.
Jim was associated with CWCapital (formerly Continental Wingate Capital) from November 1991 until his retirement in December 2005. He became their first licensee when as President of Mortgage and Capital Financial Services he opened an office in Atlanta, Georgia. In September 1993, Curtis purchased the interest of Mortgage and Capital Financial Services, forming Southeast Mortgage Associates, Inc., originating and underwriting CWCapital Multifamily products exclusively. In June 1997, Southeast Mortgage Associates’ interest was acquired by Continental Wingate and Curtis was appointed Senior Vice President/Regional Manager of CWCapital, with the responsibility of managing the origination and underwriting of loans in North and South Carolina, Kentucky, Arkansas, Texas (HUD), Louisiana, Tennessee, Mississippi, Alabama, Georgia, and Florida.
Jim Curtis has been in the real estate and mortgage business since 1972. His wide range of experience encompasses positions held as Residential Sales Manager, Multifamily Developer, Commercial Real Estate Broker, and Commercial Loan Officer. Curtis has been a panelist at numerous local and national conferences in addition to having been quoted in national and regional publications. A family man, Jim enjoys spending time with his six grandchildren and traveling.
In July 2010, Jim and Bronda Curtis moved to Lumpkin County. They have become members of Dahlonega Baptist Church, and Jim is the former chairman of the Board of Directors and is currently Chairman of the Personnel Committee. Jim also is the former Chairman of the Community Helping Place and currently serves as the Chairman of the Lumpkin County Development Authority.
In 2024 Jim went into semi-retirement and moved to an active adult community in Cumming, Georgia to be nearer to his family. In February of 2025 Jim retired from being an active Partner in HomeCorp however he still stays active as a Consultant to HomeCorp.
